Alpha Housing is excited to be building new homes again. We have significantly enhanced the development expertise on our Board, and are investing to realise our ambitions.

Especially given our roots, Alpha is committed to helping pioneer a new generation of housing for older people. With a fast ageing population, many more housing options are needed for older people. However, with increasing numbers of people in ‘housing stress’, Alpha will playing our part to meet the range of housing needs, including for families and people with disabilities.

Alpha is excited by increasing scope to work with private developers to build mixed-tenure communities. We will also pursue opportunities presented by new delivery options such as joint ventures, and the introduction of new tenure options including intermediate rent.

Partnering in Action

In building new social homes in NI with capital funding from the Department for Communities, there are a few main delivery options.

Like many other housing associations, Alpha increasingly favours 'Competitive Design and Build [CD&B]'. Through these 'package deals', the housing association enters into a contract with a developer/contractor for them to acquire land and design and construct dwellings to Housing Association Guide standards for a fixed price. This follows a public procurement process where the association sets out the number, size and type of social homes it is seeking to acquire within a given area.

Our build at Fir Park, Broughshane is a CD&B project with Martin & Hamilton. The process offers greater simplicity and certainty than traditional construction contracts. It has helped unlock a high proportion of sites currently being developed for social housing.

However, Alpha is still keen to hear from landowners considering simply selling sites. We can advise on the potential suitability of sites for social housing, and whether there is the housing need to unlock government funding to build in a given location. So please get in touch!

Alpha Secures £10m Loan Facility with Danske Bank

Alpha intends to build at least 220 new homes over the next five years with the support of an initial £10m loan facility with Danske Bank.
