Alpha is responsible for the maintenance and many of the repairs to your home. However, as tenants, you also have a duty to maintain your home in a decent condition and try to repair minor faults yourself.

Our Maintenance team provides 24 hour service, supported by our response maintenance contractors and Radius Connect 24. Depending on the urgency of any issue, repairs will usually take between 24 hours and 20 days to complete.

In addition to routine repairs, Alpha completes extensive planned improvements to keep our homes in good condition. For tenants with particular needs, we also provides aids and adaptations for tenants, based on recommendations from Occupational Therapists.

Responsibilities

Alpha is responsible for maintaining the structure and outside of homes to an acceptable standard. We also maintain key services such as plumbing, heating and electrical circuits.

In apartment blocks, Alpha is responsible for repairing shared entrances, halls, stairways, lighting in shared areas, shared aerials and fire-safety equipment.

Tenants are responsible for many small repairs. These are set out in more detail in the Tenant Handbook and include:

  • Looking after your own fixtures, fittings and appliances
  • Replacing lost keys
  • Fuel supply - running out of oil or gas
  • Replacing blown fuses and re-setting trip switches
  • Internal decoration
  • Bleeding radiators
  • Unblocking blocked sinks
  • Plumbing-in washing machines and dishwashers

Alpha may have to recharge tenants for work completed that is a resident responsibility.

Repair Categories

When routine repairs are requested, our Maintenance team will assign them to one of three categories:

  • Emergency - Repairs are carried out as soon as possible and within 24 hours where there is the risk of serious injury or loss of life, or serious damage to a home.
  • Urgent - Repairs should normally be completed with four working days to stop either a problem getting worse or affecting other people. Appointments are made for these repairs.
  • Routine - Repairs should normally be completed within 20 working days, as the issue is not considered highest priority or to pose to pose any danger. Again, appointments are made for these repairs.

Occasionally, before repairs can be carried out, we may need to arrange a survey to assess exactly what needs to be done. If there is structural damage to a building, it may need to be monitored for a period of time to see if it is safe. In serious cases like these, target times are not set for completing the repairs but they will be carried out as quickly as is reasonably possible.

You can report a routine repair in the following ways:

  • Through your Sheltered Scheme Manager (if applicable)
  • Online via the Report a Repair portal (registration required)
  • By phoning Head Office on 028 9078 7750 (9.00am to 5.00pm Monday to Friday)
  • By writing to Alpha Housing (NI) Ltd, Alpha House, 6 Edgewater Road, Belfast, BT3 9JQ

When you report a repair you should tell us your full name, address and as much specific information as you can provide about the issue. Providing photos of the problem greatly helps us to achieve a quick repair.

Should you require an emergency repair outside of office hours, pull your Radius Connect 24 (Telecare) emergency pull cord and speak to the operator.
